At HutSpot, everything comes together. You live in the park, along the Trekvliet canal, with the city literally around the corner. Not separate elements, but one place where living, working, meeting and relaxing naturally flow into one another.
You notice it the moment you arrive. Light. Air. Views.
The apartments at HutSpot are designed for comfortable living, not just to live in. Large windows bring the park and the water inside. The layouts are carefully designed so that every square metre feels logical — whether you live alone or together.
HutSpot will become a vibrant urban residential environment with approximately 350 homes, consisting of owner-occupied apartments and (social) rental homes. This creates a neighbourhood with different people, rhythms and routines — exactly what makes a place lively. Through this website, the total of 155 owner-occupied homes will be released for sale in phases.

Start of construction
Construction will start once 70% of the owner-occupied apartments have been sold.
At street level you will soon find, among other things, community facilities, hospitality venues and sports. Places where you start your day, drop in for a moment or decide to stay a little longer.
A coffee downstairs before work. A check-up or treatment just around the corner. Exercising, working and taking care of yourself — all close to home.
Cars are moved underground, creating space above ground for greenery, water and places to stay. The combination of lively activity at street level and calm living above makes HutSpot unique.
Info over het woningaanbod
Just outside the bustle,
right in the middle of life
HutSpot is located in a quiet spot between the Trekvliet canal and Zoeterwoudseweg (no. 60). Green and relaxed, yet surprisingly close to everything that makes Leiden so attractive.
Hop on your bike and within minutes you can ride via Herenstraat towards Zoeterwoudesingel straight into the city centre. Pass cosy coffee spots and great places to eat before arriving at the canals for a drink by the water. Leiden’s historic centre is about 8 minutes away.
Leiden Central Station is also only about a 10-minute bike ride away. From there you can quickly reach The Hague, Amsterdam or the Zuidas — ideal if you work in the city but prefer a quieter place to live.
For daily groceries, you can walk or cycle in about 10 minutes to 5 Meiplein, where you’ll find Lidl, Kruidvat and various other shops. And if you enjoy sports or a run, you can reach Polderpark Cronesteyn within 5 minutes or take a walk along the Singelpark that circles the city.
